What is an EPC?
An Energy Performance Certificate (EPC) provides information on the energy efficiency of a building. It gives the building an energy rating from A (the most efficient) to G (the least efficient). It also makes recommendations on how a building's energy use and carbon dioxide emissions could be reduced.
How long is an EPC valid for?
Energy Performance Certificates (EPC’s) are valid for 10 years from the date of issue, regardless of whether the building is resold, or re-let within this time period. However, if you have carried out significant changes to the property after the report was done, then it could be deemed prudent to obtain a new report to reflect these changes.
Can I use you for my EPC, even though I am selling/letting my property through an Agent?
Yes. You can use any Accredited Domestic Energy Assessor to produce the report for you. As long as the EPC has been commissioned, then the property can be marketed. Once I have received the instruction, I can contact your agent and inform them that the EPC has been commissioned, and when they can expect to receive the completed certificate.
How long does an EPC assessment take?
The assessment will typically take around 60 minutes for a 3 bed semi-detached house. More complex properties with additional bedrooms and extensions will take longer.
How quickly will the completed certificate be available?
All certificates will typically be signed off and National EPC Database on the day of the assessment. If any unforeseen circumstances prevent this, (i.e. unmatched property address etc) then you will be notified immediately.
Will my current spending on energy bills be taken into account?
No. The estimated energy calculations within the EPC are based on standardised living conditions, and not the individual owner's lifestyle.
Will I need to be present whilst the assessment is taking place?
It is not a legal requirement to be present, however, it is highly recommended that you are, to answer any questions that may arise. If you are unable to be, then another responsible adult may be present, but not any persons under the age of 16 on their own. If the property is unoccupied, then I can arrange to pick the keys up directly from your Estate/Letting Agent, a family member or neighbour, and then immediately return them, once the assessment has taken place.
How can I find out if my property already has a valid EPC?
You can find this out online, and retrieve any report using the property address at: www.epcregister.com
Do I have to carry out any of the recommendations contained within the report, before selling/renting my home?
No. The recommendations are only a guide, so there are no legal obligations to make any of the changes that the report recommends. Although if you do make any of the changes, you will improve your home's energy rating and potentially make the property more attractive to prospective buyers/tenants.
Can you produce floor plans for my property marketing?
Yes I can, and these will be produced to a professional standard in readiness for you or your agent to use. The floor plans can be produced along with your EPC, or separately if you don't need an EPC. Timescale will ultimately depend on the complexity of the property.
